I’ve returned today from the self build house site in Broxburn and had an interesting chat with the Project Manager, who introduced a development opportunity to me and wanted to pick my brain on what’s happening in the market place. He commented: ‘I’m asking you this Kenneth because you are commercially aware.’
Now there are many Architects out there who could and would take offence to this but not me! I love that Clients appreciate and ask for my advice based on an understanding of what’s going on in the commercial market place. I have never adopted the attitude that I will only do design projects infact most of the work I accept on behalf of blockARCHITECTS has a commecial focus and not a design focus.
I believe that the provision of an exemplary set of construction drawings based on a design which is market ready is just as important to the process of delivery than ensuring an award winning design.
That said design is important and where possible ie where the site justifies it and where the Client can budget accordingly certainly justifies good design even award winning design.
So there you have it. We are commercially aware.

Block Architects are delighted to announce that we are working with Crescent Properties (Scotland) Ltd in the sleepy village of Newmilns in East Ayrshire.
The project was for the partial demolition of an old workshop and retention of only the original stone walls, thereafter block architects obtained building warrant for the conversion of the structure into a 2bedroom cottage done in a conservation style to tie in with the surrounding properties.
Having returned from site today, Managing Director Kenneth Martin is pleased with progress on site. ‘The project seems to be advancing at quite a pace, infact it’s difficult to keep up with the Contractor. I would be anticipating completion in the next few weeks and I’m sure that the development when completed will be a fantastic home.’

On this particular project our specialist advise and assistance helped our Client gain Planning Approval for 4 house plots in an area of former farm land where the local council originally stated that no houses would be provided.
The Client originally gained consent for the conversion of the farm house into 3 dwellings and he secured 2 additional plots on the road frontage. The Council therafter were against the development of the land to the rear (where the former steel cow sheds and barns were located). Block Architects managed to negotiate a further 4 plots via planning and appeal processes.
A little tennacity can go a long way.

Block Architects, Scotland have been working with Developers JHAG Ltd and Dobbies Garden Centres for a mixed use development at a 29.5 HA site in Redwood East Kilbride. The Development, currently lodged for Planning with South Lanarkshire Council, comprises a 10,000sq.m superstore, Dobbies Garden Centre, 120 bed hotel, Petrol Filling Station, Community Green Space and variouse other small retail units.
